As a Preventative & Turn Team Supervisor, you will provide direct support to the Maintenance operations of CHN. The Preventative & Turn Team Supervisor oversees the preparation of units for move-in and the execution of preventive maintenance programs across properties. This supervisor leads a team of maintenance technicians specializing in unit turnovers (including painting and flooring) and preventative maintenance tasks to ensure a high standard of property readiness and safety. The Preventative & Turn Team Supervisor works closely with the Maintenance Assistant Director to plan, schedule, and execute tasks effectively, achieving quality control while minimizing downtime and maximizing efficiency.

 

Responsibilities include:

  • Unit Turnover Coordination- Supervise the Turn Team to prepare units for new tenants, overseeing painting, flooring, and repairs. Develop schedules to meet move-in deadlines, ensure quality standards, and reduce reliance on contractors. Inspect completed work to ensure quality and resolve any issues.
  • Preventative Maintenance Oversight- Direct Preventative Maintenance Technicians in routine inspections and maintenance tasks to preserve property conditions. Implement preventive maintenance schedules to address needs proactively and avoid disruptions. Conduct property walkthroughs to identify issues and coordinate timely repairs.
  • Inventory and Cost Management- Monitor inventory for turnovers and preventative maintenance, working with the Inventory Clerk to maintain adequate stock levels. Track labor and material costs to stay within budget and suggest cost-saving measures when needed.
  • Reporting and Communication- Prepare and maintain accurate records of completed turnovers, preventive maintenance, and team productivity. Communicate regularly with the Maintenance Assistant Director on project status, resource needs, and any issues. Collaborate with other departments to coordinate access to occupied units for maintenance.
  • Team Leadership & Development- Provide training and mentorship to the Turn and Preventative Maintenance teams, promoting skill development and adherence to company standards. Supervise staff, approve payroll, analyze work order reports, and conduct performance evaluations. Onboard new employees, assign tasks, and ensure cross-training. Evaluate team performance, recommend improvements, and maintain a positive, safety-focused work environment.

Qualifications 

  • High School Diploma or equivalent or 5 years’ experience in one or more trade areas of repair (general carpentry, plumbing, electrical, HVAC, appliances)
  • 3+ years’ experience in apartment industry required
  • 2+ years in a supervisory position preferred
  • Knowledge and experience in painting, flooring, and other turnover-specific tasks, as well as facilities maintenance techniques required.
  • Valid driver’s license
  • Valid auto insurance
  • Proficient in Microsoft Office Suite Products and ability to learn and adapt to changing technology utilized in role
  • Experience with property management software and work order systems required.
  • Advanced electrical, plumbing, HVAC, general carpentry, appliance repair, painting, and general landscaping skills.
  • Personal vehicle for transportation of self and equipment/tools between properties
  • Strong verbal and written communication skills and the ability to communicate across all levels both internally and externally
  • Ability to manage multiple projects and priorities in a high volume with great attention to detail
  • Strong customer service skills, including creating a customer-focused culture.
  • Ability to move heavy objects, reach high and low areas, and use manual tools/equipment.
