SENIOR LEASING CONSULTANT

POSITION SUMMARY/OBJECTIVE

The Senior Leasing Consultant, in addition to being responsible for the leasing and marketing of our single-family (SFRH) rental homes, will mentor and provide Servant Leadership to the Leasing Consultants within their respective Market. They must also maintain a positive relationship with our current and future residents while providing excellent customer service.Senior leadership personnel at VineBrook Homes are relied upon as role models. This role delivers at a consistently high level on operational metrics, budget performance goals and compliance standards while ensuring the Leasing Consultants are achieving overall success.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Monitors overall performance by leveraging weekly reporting to audit against goals and compliance standards
  • Marketing
  • Application / underwriting
  • Lease expiration curve monitoring
  • Prospect to resident workflow
  • Lead management
  • Goal creation and execution
  • Reports variances to budget and compliance and provides context where necessary
  • Assists team members to deliver on operational and budget goals
  • 72 / 48-hour app compliance
  • Not ready units marketed a minimum of 14 days in advance of turnover estimated completion date for preleasing
  • 15 minimum leases per agent, per month
  • Makes recommendations on pricing or property for aging inventory - solutions based on feedback and objections
  • Focuses on releasing SHS with budgeted GPR goals in mind
  • Leads weekly leasing meetings
  • Agent assignment allocation and accuracy
  • Completes weekly PIR reporting including
  • Agent performance relative to goal
  • Adjusted goals based on performance
  • Assists APM in monitoring performance by highlighting successes and defining corrective action and training opportunities, when applicable
  • Coaches the leasing team on how to display strong customer service skills to ensure a positive experience for all prospects and residents
  • Collaborates with senior leadership within TO, RM, and Retention on recurring basis to understand overall market headwinds and opportunities
  • Holds the line on current SOP and compliance execution, but is constantly reevaluating best practices and looking for areas to improve
  • Leverages systems and processes to support our internal and external constituents
  • Ongoing willingness to lead, assist, or participate in mutually beneficial training and collaboration opportunities with other markets

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Strong aptitude with computers, internet, network phone systems
  • Computer skills required (e-mail, Microsoft Office, internet)
  • Leadership attributes that align with VineBrook core values such as hard work, integrity, strong verbal and written communication skills and the ability to execute
  • Ability to promote and foster a positive culture that aligns with our core business plan themes, that includes, accountability, stability, execution and integration
  • Ability to manage change
  • Ability to goal set and deliver on operational metric
  • Consistently displays strong customer service skills when interacting with prospects or new residents
  • Ability to accurately self-audit and self-report up-line on a weekly and monthly basis
  • Receptive to constructive feedback and willing to participate in discussions regarding under performance and opportunities for overall improvement
  • Basic knowledge of estimating and bidding processes
  • Displays attributes of dependability, availability, and accountability
  • Ability to manage multiple tasks and job sites simultaneously
  • Ability to communicate effectively with other departments / Associates within and outside the organization
  • Demonstrates effort and desire for upward growth
  • Valid Drivers License is a requirement

TRAVEL
