Responsible for daily operations of the property, maintenance & upkeep, marketing, rent-up, and compliance & monitoring. The Manager works to establish and maintain positive, productive relationships with the community, government agencies (including but not limited to HUD, LIHTC, City of Buffalo HOME, OTDA HHAP, OPWDD, ESSHI), industry professionals, suppliers, vendors, outside agencies, maintenance personnel, members of the compliance and accounting departments, and with all residents at the property, ensuring consistent application of Community Services for Every1 policies and procedures.
At assigned properties, is responsible for setting rental rates, initial and annual rent agreements, tenant relations, bank reconciliations, cash entries, and maintains various financial systems. Follows up on outstanding rent, late fees, and security deposits. Coordinates agency apartment inspections, and those performed with Section 8/HUD and other agencies as appropriate. Coordinates building repairs and improvements with outside contractors.
Requirements:
- A Bachelor’s Degree in Accounting and two (2) years of property management and related accounting experience, OR
- Bachelor’s in a Business Management or similar and (3) years of property management and related accounting experience.
- The ability to communicate and empathize with a diverse tenant base.
- Successful completion of the National Center for Housing Management (NCHM) training, including COS/TCS/BOS certification must be done within 30 days of hire.
- Valid New York State Driver License and use of personal vehicle for work purposes.
Preferred Qualifications include:
- COS, BOS, or TCS certification through NCHM
- NYS real estate agent or real estate broker license
- Fluency in conversational Spanish is appreciated.
Must Demonstrate:
- A comprehensive knowledge on the theory and practices of accounting, month end close, and the issuance and auditing of financial statements.
- Proficiency in maintaining and checking financial records and preparing detailed reports.
- This position is in an apartment setting with both intellectually disabled and non-disabled tenants. This is NOT a group home setting and the related experience must be in property management, leasing, HUD, LIHTC or rental subsidy experience.
- Excellent communication, organizational, and analytical skills.
- Intermediate or Advanced Excel and Word proficiency.
- A good understanding of laws and regulations governing maintenance of financial records. And ability to examine current accounting procedures and install revised accounting procedures, when necessary.
