Role Summary
Castle & Cooke is seeking an experienced Land Agent to join its legal team in Hawaii. We are looking for an individual who is flexible, practical, and business-minded, with a proven ability to multitask, prioritize assignments, and present business associates with real-world advice. This position assists in investigating, reviewing, researching, analyzing, and making recommendations to department heads, engineers, project coordinators, and accounting personnel on all matters relating to real property transactions of Castle & Cooke, Inc. and its subsidiaries. Responsibilities
- Review and analyze complex subdivision applications, condominium maps, and engineering plans, and prepare petitions for subdivision of lands; process subdivision applications through the City, and file subdivision map for final approval by the State.
- Review title reports of the lands to be acquired or sold, review ownership certificates and deeds for title discrepancies and prepare title and encumbrance studies.
- Handle escrow and title matters in company transactions, prepare closing statement for sales transactions, and review closing statements from escrow companies.
- Negotiate escrow/title fees and prepare escrow agreements, mortgage documents, promissory notes and releases of mortgage for review by counsel.
- Maintain and analyze real property tax assessments of Hawaii properties owned in fee or leased.
Qualifications
- At least seven (7) years’ experience in Hawaii land management and/or real estate legal assisting.
- Knowledge of Hawaii real estate principles and terminology, real estate sales, conveyance documents (e.g. deeds, leases, grants), real estate law, property management, escrow, and subdivision and condominium property regime mapping processes.
- Valid Hawaii Driver’s License.
- Exceptional communications skills, both verbal and written.
- Able to establish and maintain effective working relationships with internal individual and external organization, and work effectively both independently and with a team.
- Ability to research, read, and understand statutes, ordinances, rules and regulations, and legal processes and procedures
- Strong problem-solving and decisions making-skills.
- Excellent organizational skill and the ability manage multiple priorities effectively.
- Proficient in Microsoft Word, Excel, Outlook, and Access
- Computer skills in Nitro Pro, Windows, PowerPoint, Google Earth, GIS principles, and HoLIS
- Must be dependable, able to follow instructions, respond to management direction, and must be able to improve performance through management feedback.
